Why Use a REALTOR® when Selling a Home?

The term REALTOR® is a registered trademark that identifies a real estate professional who is a member of the NATIONAL ASSOCIATION of REALTORS® and subscribes to its strict Code of Ethics. That’s a bid deal!

Real estate transactions are one of the biggest financial dealings of most people’s lifetime. Here are some more reasons to use a REALTOR ®:

1. Code of Ethics:

As member of the NATIONAL ASSOCIATION of REALTORS® I make a commitment to adhere to a strict Code of Ethics, which is based on professionalism and protection of the public. As a customer of a REALTOR®, you can expect honest and ethical treatment in all transaction-related matters.

2. Navigate a Complicated Process

When selling your home, as REALTOR® I can give you up-to-date information on what is happening in the marketplace as well as the price, financing, terms and condition of competing properties. Sellers sometimes think that they can do the same on the Internet but that is not true. Selling a home requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multipage settlement statements. As knowledgeable expert I will help you prepare the best deal, and avoid delays or costly mistakes. And there is a lot that can go wrong during a transaction every step of the way (9 out of 10 For-sale-by-owners engage a REALTOR® for the final transaction after many misphaps. 

3. Information and Opinions

As REALTOR® I can provide local community information on utilities, zoning, schools, and more to the buyer or the agent. I will be able to provide objective information about each property. I will be able to help answer these two important questions: Will the property provide the environment the buyer want for a home or investment? Second, will the property have resale value when the buyer is ready to sell?

4. Advice

I can recommend repairs or cosmetic work that will significantly enhance the salability of your property. I have a network of companies that can assist us with the pre-listing period or assist us tackle those inspection issues that may come up. I will help you save money.

5. Marketing Coordinator

As your REALTOR® I distribute information about your property to other real estate agents through two Multiple Listing Service (MLS) – most REALTORS® are only member of one. Your home will be prominently featured on web sites, print advertising or other cooperative marketing networks, open houses for agents, etc. It is pertinent that your REALTOR® will spare no expense to get your home advertised. Please understand that I will need to explain my marketing strategy in person as it is much more elaborate.

6. Negotiating Skills

There are many negotiating factors, including but not limited to price, financing, terms, date of possession, and inclusion or exclusion of repairs, furnishings, or equipment. In addition, the purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. I will advise you as to which investigations and inspections are recommended or required.

7. Experience

Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. Even if you have done it before, laws and regulations change. As seller without representation, you will be taken advantage of if you try to sell on your own. I, on the other hand, handle hundreds of real estate transactions over the course of my career. Having an expert on your side is critical.

8. Guidance

I will help you objectively evaluate every buyer’s proposal without compromising your marketing position. This initial agreement is only the beginning of a process of appraisals, inspections and financing – and a lot of possible pitfalls. I will help you write a binding, win-win agreement that will be more likely to make it through the process. You will be kept informed during the entire process and the decision will always be yours.

9. Overcoming Hurdles

I will help close the sale of your home. Almost during every transaction issues arise between the initial sales agreement and closing, for example, unexpected repairs might be required to obtain financing or a title problem is discovered. The required paperwork alone is overwhelming for most sellers and often without the representation through a REALTOR ® the deal falls through. I will objectively help you resolve these issues and move the transaction to closing.
